A security deposit of at least USD $ 350 US (may vary, depending on the type of apartment) is necessary which is 100% refundable to the guest upon returning the keys and after a quick inspection of the apartment on check-out day.

Terms and conditions applying to the reservation process, as well as the lease and stay itself at any one of our apartments:

Confirming a reservation:

In order to confirm a reservation for any one of our apartments, we require a 50% deposit of the total cost of the lease. In exceptional cases this percentage can vary, however only after it has been agreed to by all parties involved. As soon as the deposit has been paid, we will send out a reservation confirmation via e-mail and block the dates for the stay. For last minute stays, we tend to allow exceptions (payment of 100% of the lease + security deposit upon arrival), but only after prior mutual agreement and subject to apartment availability which can change without prior notice unless a deposit was paid to confirm the reservation.

Forms of payment:

We accept the following forms of payments:

- Western Union or Moneygram money order

- Xoom money order (only via a US bank-issued credit card – no bank draft)

- Wire/Bank transfer from a peruvian bank account (some exceptions may apply, depending on the type of apartment)

- Wire/Bank transfer from a foreign bank account (some exceptions may apply depending on the apartment which is being reserved + a surcharge may be required to cover bank fees in Peru)

- Cash payment in US Dollars (USD) through a friend, family member or representative who can schedule a meeting on behalf of the interested party.

Check-in process/Arrival:

Unless otherwise agreed upon by all parties involved, or indicated in previous communications, the general check-in time is from 3:00 PM onward. Late check-in/arrival usually poses no problem, even if it is very late in the day or night – we are very flexible in this regard. Should an early check-in be required, this has to be indicated before confirming any reservation. An early check-in may lead to a surcharge of 50% – 100% of the lease for 1 night. Early check-in is only possible if it has been mutually agreed upon before confirming any reservation, as a lot of times the check-out of the previous tenant may be carried out on the same day as the check-in of the next.

During the check-in process we will require the tenant to sign our standard lease contract. In order to do so, the tenant needs to provide personal documentation through a passport in order to implement his personal information in the contract. Providing personal documentation will be required for any and all tenants/family members/collegues/guests who will stay at the apartment and only tenants/family members/colleagues/guests who have done so are permitted to stay there overnight.

The tenant has the obligation to inspect the apartment upon arrival in order to verify that it is in good condition and everything in working properly. Should there be any questions regarding the use of the appliances, like washer/dryer (if applicable), consumer electronics, TV’s, internet access, phone line, etc., the check-in is obviously the best time to ask. By signing the contract, the tenant confirms that he has done so and unless there are any unforeseeable or other defects/deficiencies which have obviously not been caused by the tenant/family members/colleagues/guests, he is responsible to maintain everything in good and working condition during his stay.

Furthermore, before signing the lease contract, the remaining balance, as well as the security deposit (usually between USD $150 - $350, depending on the apartment, as well as on the length of the stay, we also reserve the right to require a higher security deposit – which will be indicated in our offer before any reservation will have been confirmed) will have to be paid in cash and US Dollars (USD). The security deposit is fully refundable, after a short inspection on check-out day and as long as nothing has been broken during the stay or keys have been lost etc. and the apartment is in the same good condition as it was committed to the tenant.

Should the tenant not be able/willing to pay the entire balance as well as the security deposit upon arrival, as it was agreed upon when confirming the reservation by making a deposit, we reserve the right to refuse the stay of any and all tenants/family members/colleagues/guests at the apartment until all conditions are met which have been originally been discussed and are layed out in our communication via e-mail, phone or personally. Should, for whatever reason, the tenant still not be willing to pay the remaining balance required to sign the contract in order to gain permission to stay at the apartment after a period of 24 hours after the reservation/lease period has begun and cannot provide a proper and reasonable explanation why (f.e. family emergency, other unforseen events: as long as it is a reasonable explanation, he has the intention to fix his shortcoming as quickly as possible and there is excellent communication we will be very flexible with these terms), we reserve the right to search for alternative tenants for the same dates and until one is found, no matter which potential discounts were granted, f.e. for a long term stay, the regular nightly rate of the apartment will be deducted from the original reservation deposit paid until it is depleted or an alternative lease of equal value found and there is no obligation whatsoever on our part to hold this apartment for the original tenant, even if the reservation was originally for a longer period of time (this whole paragraph obviously only applies to a very limited number of leases as this scenario barely ever exists). In this case no refund, reimbursement or compensation of any kind or percentage will be given, unless we deem it appropriate (f.e. if we found an alternative lease for the same dates of equal value/duration), as the apartment was reserved by and for the tenant, blocked for him and available at the time of his arrival.

The lease contract has to be signed by both parties and each party will receive one copy of the contract for their documents.

Check-out process/Departure:

On the departure day which was noted in the contract, as well as in previous communications, we will inspect the apartment during the check-out process and fully refund the security deposit paid, as long as the apartment, furniture, appliances, electronics, etc. are complete and in good condition, as when the apartment was committed to the tenant.

The general check-out time is before 12:00m/noon and and this will also be indicated in the contract and/or previous communications via e-mail, phone or in person. Should a late check-out be required, this has to be indicated before confirming any reservation. A late check-out may lead to a surcharge of 50% – 100% of the lease for 1 night. Late check-out is only possible if it has been mutually agreed upon before confirming any reservation, as a lot of times the check-in of the next tenant may be carried out on the same day as the check-out of the previous one. Due to security reasons, we generally do not store any luggage after the lease contract has been fulfilled/completed.

Rates/Pricing:

All rates, quotes and prices indicated on our website, as well as our e-mails and conversations on the phone or in person are simply and always in US Dollars (USD). In exceptional cases, we may also except other currencies, however there is a much higher exchange rate loss for the latter, so payment in any other currency besides US Dollars (USD) is generally only acceptable if this has previously been implicitly agreed to by all parties involved prior to placing any kind of reservation.

Besides the stay at the apartment for the number of guests previously agreed upon, our rates include all utililities (water, electricity and gas – the latter only if applicable), 24h doorman (only if applicable), a spot in the buildings garage (only applicable if a garage exists in the building), monthly building maintenance/condo fees, as well as phone line (not call costs), internet access, cable TV and all taxes.

Additional services:

Additional services, such as cleaning during the stay, shuttle service from and to the airport, city tours, additional parking spots, etc. are available at a surcharge. The surcharge depends on the exact type of service requested and will be specified during the reservation process in the communication between us and the tenant.

Cancellation policy/change of dates:

We generally do not allow any change of dates or cancellation after a reservation has been confirmed.

By confirming a reservation through the payment of a deposit for any of our apartments, you enter a binding contract that you will abide by the terms and conditions layed out here and discussed in all communication, e-mails, etc.

Any deposit paid in advance is meant to cover part of the cost of an potential cancellation.

We have an excellent track record, renting apartments for years to many satisfied clients and businesses from all over the world, are reliable and will fulfill our contract and expect the same from our tenants/clients.

Please understand that we are not a Hotel - if you need total flexibility, please book a Hotel room with a lax cancellation policy.

Some exceptions/refunds may apply if the stay is still more than 90 days in the future.

If for any reason, the tenant never shows up (no-show) or the tenant moves out of the apartment prior to the check-out date agreed upon, no refund or compensation of any kind will be given, as the apartment was originally reserved until a set date, as indicated in previous communications and the contract.

Coexistance with other building inhabitants and general behaviour during the stay:

Tenants are entirely responsible for their own actions and behaviour, as well as the one of their family members/colleagues/guests during the stay.

We require our tenants to respect the rules and regulations of the building (which you can generally request from us upon arrival or the doorman or read in the building’s lobby) as well as taking care that their guests, family members and colleagues do the same while on the premises. The tenant signing the contract will be responsible for any and all inappropriate conduct/misbehaviour which may occur during the stay, caused by himself or family members/colleagues/guests.

The lease of the apartment allows the tenant, as well as their guests, family members and colleagues (as long as proper identification has been provided at the signing of the contract and the number of tenants does not exceed the one previously agreed upon via the contract, e-mail, telephone or in person) to live there during the stay. This does not mean that the tenant is not permitted to have guests over for dinner or have fun (however we do not endorse excessive partying which will lead to a breach of contract), however please be considerate that you are not the only inhabitants of the building.

The lease of the apartment is strictly for personal use, no commercial activities by the tenant or from third parties may be performed in the apartment at any given time (f.e. “massages”, etc.). This obviously excludes normal working, f.e. responding e-mails (home office), meetings with a few colleagues if applicable, etc.

Furthermore, in almost any and all of our properties, pets are not allowed, unless previously otherwise discussed.

If we discover a breach of contract or a general misconduct regarding the premises and/or towards other inhabitants of the respective building, depending on the severity, we reserve the right to terminate the contract immediately and without prior notice, vacate the apartment and in this case no refund or compensation of any kind will be given and the tenant forfeits all rights to stay there or issue any kind of complaints.

Defects, problems, maintenance and complaints:

If a defect or malfunction of any part or equipment located inside the apartment is detected, the tenant must notify us immediately in order to remedy the defect/malfunction as quickly and efficiently as possible, given the circumstances.

The tenant must allow us a reasonable time to determine the cause of the problem and its solution. Furthermore, if it is necessary for a professional/technician to gain entrance to the apartment in order to fix the problem, the tenant must permit this person/s entry to the apartment. Obviously the process will involve the tenants schedule, however it must be reasonable.

If for any reason, the tenant moves out of the apartment prior to the check-out/departure date agreed upon, no refund, reimbursement or compensation of any kind will be given.

We implicitly exclude ourselves from being held responsible for any malfunction due to brute force, force mayeure and/or any other kind of incident which is out of our hands.

Agreement to the terms and conditions layed out:

By sending us a reservation request, receiving an offer and/or renting any of our apartments the potential/client/tenant/representative declares that he has read and agrees with these terms and conditions and that he will be held responsible for any breach of contract which is caused through potential inappropriate actions, misconduct and/or violation of any other of our policies.
